Homestead Management Services provides property management for condominium, townhome and homeowner associations across New Jersey: a named community manager, scheduled site inspections, vendor bidding and oversight, maintenance coordination, capital project management, and a phone line answered 24 hours a day for emergencies.

The work is done from three New Jersey offices — Pine Brook, Hillsborough and Keyport — by a family-owned company that has managed associations in the state for more than 30 years. The board keeps every decision; we carry out the work and report on it.

Scheduled site inspections
Your community manager walks the property on a set schedule, documents conditions and rule or architectural-standard issues, and delivers a written inspection report with recommended next steps.
Maintenance coordination
Homeowner and board maintenance requests are logged, dispatched to the right vendor, and followed through to completion — nothing depends on one person's memory.
Vendor bidding & contractor oversight
We write the scope of work, collect competitive bids, vet the bidders, present a comparison to the board, and supervise the awarded work on site so it is finished as specified.
24/7 emergency response
The phone line is answered around the clock. After hours, a burst pipe, a failed boiler or storm damage is handled as an emergency rather than waiting for the next business day.
Capital projects & reserve-study execution
Roofs, paving, siding and other reserve projects are planned against your reserve study, bid competitively, and managed from specification through final inspection.

Seasonal schedules for the systems that fail expensively — roofs, drainage, asphalt, mechanicals, snow and landscape contracts — so problems are caught while they are small.
Rules, covenants & architectural review
We administer the board's rules consistently: violation notices, architectural applications, and the documentation the board needs to act fairly and defensibly.
Board meeting & governance support
Your manager prepares the management report, attends board meetings, and helps the board follow its governing documents and New Jersey's notice, open-meeting and election requirements.
Insurance & claims coordination
We work with the association's insurance professionals on renewals and manage claims from first notice through repair, keeping the board informed at each step.

Property management questions boards ask us

What does a property management company do for an HOA or condo association in New Jersey?
It runs the association's day-to-day operations on the board's behalf: inspecting the property, coordinating maintenance and vendors, administering the rules, supporting board meetings and — in a full-service arrangement like Homestead's — handling the finances and homeowner service as well. The board keeps every decision; the manager carries out the work and brings the board the information it needs to decide well.
How often does Homestead inspect a community?
On a schedule agreed with each board, based on the size and type of the community and the season. Every inspection produces a written report of what was found and what we recommend, so the board sees the property's condition between meetings rather than hearing about problems after the fact.
How are vendors and contractors chosen?
The board chooses; we run the process. We write the scope of work, solicit competitive bids, vet the bidders, present a side-by-side comparison, and then supervise the awarded work on site. Recommendations are based on the community's interest, and the award is always the board's decision.
What counts as an emergency, and what happens after hours?
Anything that threatens people or property if it waits until morning: active water leaks, no heat in winter, sewer backups, fire or storm damage, or a security problem. Call (973) 797-1444 at any hour — the line is answered 24/7 and emergencies are handled as emergencies, not queued for the morning. Non-urgent requests can go through the homeowner portal or to your community manager during business hours.
Does Homestead manage capital projects and reserve-study work?
Yes. We use the association's reserve study to plan the timing and funding of major projects, prepare specifications, run the bidding and manage the project through completion. For New Jersey's structural inspection and reserve requirements under P.L.2023, c.214, we help boards understand what the law requires of their buildings and coordinate the engineering work.

Condominium associations, townhome communities, homeowner associations and planned unit developments, cooperatives, and active-adult (55+) communities — from garden-style and mid-rise condominiums to single-family HOAs and master-planned communities.

How does a board switch to Homestead from another company or from self-management?
Request a proposal and we will meet with the board, review the governing documents and current contracts, and prepare a proposal specific to your community. If you move forward, we coordinate the hand-off of records, bank accounts, vendor contracts and homeowner data with your outgoing company or volunteers, with the aim of keeping day-to-day service uninterrupted for owners.
