How do I order resale documents for a Homestead-managed community?
Through CondoCerts at secure.condocerts.com. Create an account, search for your community, choose the documents you need and pay online. CondoCerts handles every resale and closing-document request for the communities Homestead manages, so start there rather than with the office.
Who usually orders the documents — the seller, the buyer or the attorney?
In New Jersey the seller or the seller's attorney typically orders the resale package, and the title company or closing attorney orders the closing statement of the account. Lenders and buyers' attorneys may also order specific documents they need to approve the purchase.
What documents are available?
Resale certificates and account statements, the association's governing documents (master deed or declaration, bylaws, rules and regulations), the current budget and financial statements, insurance certificates and other documents a closing commonly requires. The available list is shown for each community when you order.
How quickly are the documents delivered?
Standard processing times are shown when you place the order, and rush service is available for tight closing dates. Documents are prepared and updated by Homestead's management team, so the account figures reflect the association's current records.
Who pays for resale documents?
The party placing the order pays CondoCerts at the time of the request; fees are shown before checkout. Whether the seller or buyer ultimately bears the cost is a matter for the contract of sale, not the association.
