What is community association management?
The professional management of a shared-ownership community — a condominium, townhome community, homeowner association, planned unit development or cooperative — on behalf of its elected board. It combines property operations (inspections, maintenance, vendors, projects), financial administration (billing, collections, budgets, reporting) and homeowner service. Homestead provides all three as a single full-service engagement.
What is the difference between property management and HOA management?
Property management usually means managing rental buildings for an owner or investor. HOA or community association management means working for an association's volunteer board and its owners: the manager administers the community's common property, finances and rules under the governing documents and New Jersey association law. Homestead specializes in the latter — associations, not rentals.
Which types of communities does Homestead manage?
Condominium associations, townhome communities, homeowner associations and planned unit developments, cooperatives and active-adult (55+) communities throughout New Jersey, from garden-style and mid-rise condominiums to single-family and master-planned HOAs.
How is management priced?
By proposal, based on the community's size, type, amenities and the scope the board wants. There is no charge for a proposal. Request one and we will meet with the board, review the governing documents and current contracts, and put a specific price in writing.
What does the board still do once Homestead is managing the community?
The board keeps every decision: it adopts the budget, sets policy, awards contracts and votes on the matters the governing documents reserve to it. Homestead carries out those decisions, brings the board the information it needs, and reports on the results — the board governs, the manager manages.
